Heffner Properties latest neighborhood, Rockford, is conveniently located on the western side of Chapel Hill-Carrboro. The location on Old Greensboro Road, near University Lake, is within an easy ten to fifteen minute drive to downtown Chapel Hill and Carrboro, as well as UNC’s academic and medical campuses. The Raleigh Durham Airport and Research Triangle Park are an easy 20 to 30 minute commute from Rockford.

The 102 acre Rockford property was part of a working farm for many years until it was purchased by former Senator John Edwards and his wife Elizabeth as the site for their new home. The Edwards residence, a 11,000 square foot classically designed country estate, is located on Lot 5. The former Edwards’ recreational and guest facility has been recently separated from the main residence. It has been sold to a new family who are the first new owners in Rockford. They are enjoying the beauty and seclusion of this special site.

Throughout the nineteenth century, the Old Hillsborough to Pittsboro Road was the main travel way between Hillsborough, the county seat of Orange County and Pittsboro, the county seat of Chatham County and beyond. In the eighteenth century and before, this same path was well known and used by Native Americans and early settlers in central North Carolina. A beautifully preserved trace of this historically significant travel path runs along the western boundary of the Rockford property. Crossing major creeks and rivers was a major impediment to travel in the nineteenth century and before. Rock fords and later rudimentary bridges were constructed to make travel possible. Rockford is named after the major “rock ford” across Phill’s Creek that remains on the property. This old creek crossing will remain preserved in Rockford’s conservation open space area.

Only twelve families will have the opportunity to live in Rockford. The lots are generously sized between 2.25 acres and 5.5 acres. In addition, over 40 acres of the Rockford site will remain as undisturbed Open Space. Rockford features paved private streets with underground utilities and street lights. Each lot will have a private well and septic system. Restrictive Covenants will protect your investment and will preserve the integrity of this special property.

The first new homes began construction in spring of 2021. There is not a time limit on when you must build in Rockford and, as with all Heffner Properties neighborhoods, you may choose your own builder, subject to developer approval.
